TOP 10 TIPS FOR SELLING YOUR HOME

As your agent, I will do my very best to make the selling process as stress free as possible.  As we work together, there are a few things that you can do to help with the success of selling your home.

1.  Take your time finding the right Real Estate Agent - as you meet with a few agents, do you feel the first meeting is rushed, or are they taking their time to get to know you and your family?  It's an opportunity to begin cultivating your professional relationship!  Are you being provided with the current market conditions?  The more information you have, the better, and strategy is everything.

2.  Curb Appeal - If you're selling in the spring/summer, be sure to keep your lawn well-maintained.  Your lawn should be free from weeds, garden beds should be well-groomed with fresh flowers planted, and all lawn equipment should be put away in your garage or shed.  In the winter, make sure your driveway and walkway are shoveled, and don't forget to sprinkle a little salt to melt the ice!

3.  Fresh Paint - A fresh coat of paint can work wonders!  Don't forget about the exterior.  First impressions are powerful.

4.  De-clutter - Before pictures are taken for your listing, be sure to clear all trinkets, family photos, books, magazines, toys, etc.  Your future buyer needs to picture themselves in this home.

5.  Stage It - If you're living in the home while it's up for sale, chances are you'll just need a partial stage (a few plants, pieces of artwork, throw rugs and pillows added).  If you're already in your new home and it's vacant, your agent will discuss fully staging your home, or perhaps virtually staging it.

6.  Price it Right - Your agent will guide you towards deciding on the right price that will get prospective buyers in the door.  This means being in line with the current market conditions and being aware of comparable properties in your neighbourhood.  This should be a well-informed decision made WITH your agent, not BY your agent.

7.  Be flexible with Showings - It can be tricky have your house up for sale when you're taking care of your family and living your life, but the more flexible you are with allowing showings within a reasonable time, the more buyers you'll have considering a purchase!

8.  Hold Open Houses - Another way to get the most exposure possible!  It might also be a great excuse to get away for the weekend!

9.  Consider All Offers - As your agent, I am obligated to present every single offer that comes in.  Negotiating an offer isn't always about price.  Consider the closing date proposed and any conditions in the offer.  What works best for you?  Again, your agent will guide you and work with you offering their advice based on their experience.  Ultimately though, you're the boss!

10.  Lead With Your Head, Not Your Heart - This tip applies to everything when selling your home.  Remember this is a business transaction.  Our goal is to get you the best deal we can.  It's okay to leave this one behind.  You're on your way to making new memories in your new home!
